General Terms & conditions

The Property. Bridgewood Cottage is a single-family vacation cabin that is offered to the traveling or vacationing public as a temporary rental and is located at 818 Country Road #50 East RR#1 Harrow, Ontario N0R 1G0 Canada (the “Cottage”). 

Temporary Vacation Rental. The Parties agree that this contract outlines the terms and conditions of the RENTER’S temporary use of the Cottage as a vacation destination, for the term outlined below.

Term and Check-In. The term of this cottage rental shall be from the check-in time and date stated on RENTER’S CONFIRMED reservation to check-out date and time stated on RENTER’S CONFIRMED reservation. The RENTER shall check-in after 4:00pm EST and check-out before 11:00am EST. At the end of this short-term rental contract the RENTER must vacate the Cottage or sign a new rental contract if authorized by the OWNER.

Rental Fee. The rental fee is complied of the total rental fee, cleaning fee and other applicable fees plus Harmonized Sales Tax (HST) and shall be paid prior to or the day of check-in (the “Rental Fee”). The Rental Fee consists of a 50% rental deposit.

Rental Deposit. The booking deposit is 50% of the total of the rental fee and is due on upon booking.

Security Deposit. A security deposit of “NIL” and is due prior to check-in and will be returned in full prior to the RENTER’s departure if: (i) the OWNER has completed an inspection of the premises to the OWNER’s satisfaction; and (ii)there is no damage to the property, which includes (but is not limited to) damage to furnishings and household items, beyond reasonable wear and tear. The security deposit may be used in part or full to pay for any damages. 

Cancellation.  The RENTER’S intention to cancel the booking must be expressed to the OWNER in writing. The booking deposit is fully refundable minus a $50.00 administrative fee, if the RENTER cancels the reservation in writing on or before end of 5 days prior to check in. If the RENTER cancels the reservation less than 5 days prior to check in the RENTER agrees to pay 100% of the rental fee. RENTER agrees that this is reasonable compensation for the period of time that the Cottage would have been withheld from the rental market and reserved for the RENTER. RENTER shall not be refunded for a late arrival or early departure.

NSF Fee. If the RENTER pays for the rental and/or other fees with a cheque without sufficient funds, he or she shall pay back any bank charges incurred by the cottage owner plus a $150.00 handling fee. 

Utilities. All utilities and property taxes including hydro, natural gas, water, septic, garbage removal, internet and tv antenna are included in the Cottage Rental Price.

No Guests. Except for casual guests, no persons shall occupy the premises without written consent from the OWNER. No parties or events without the written consent of the OWNER.

No Sublet or Assignment. RENTER may not sublet, assign, or transfer this Rental Contract without the written consent of the OWNER.

Children and Pets. Children and pets are to be under adult supervision at all times and are the sole responsibility of the RENTER. Pets are allowed on the premises only if specified at the time of booking. Additional fees apply to pets. 

Condition and Repairs. OWNER shall provide and maintain the cottage in a reasonable condition and make necessary repairs.  RENTER shall not attempt repairs and should contact the cottage owner as soon as possible to make emergency repairs. 

Insurance. The OWNER recommends that the RENTER have homeowners or tenant’s insurance and make sure that his or her coverage includes liability insurance.

Indemnity. RENTER agrees to defend, indemnify, and hold harmless the OWNER and its employees, agents, successors, and assigns from and against all losses, damages, liabilities, deficiencies, actions, judgments, interest, awards, penalties, fines, costs, or expenses of whatever kind, arising out of or resulting from: (i) bodily injury, death of any person, or damage to real or tangible personal property, resulting from RENTER’s acts or omissions; and (ii) the RENTER’s breach of any its obligations under this Rental Contract.

Limitation of Liability. In no event shall OWNER be liable to RENTER or to any third party for any consequential, incidental, indirect, exemplary, special, or punitive damages (hereafter “damage” or “damages”) that may arise out of the RENTER’s use of the Cottage pursuant to this Rental Agreement, whether arising out of law or equity, breach of contract, tort (including negligence), or otherwise, regardless of whether such damage was foreseeable and whether or not OWNER has been advised of the possibility of such damages. Renter explicitly acknowledges that the Cottage is located on a farm property; that there is ongoing landscaping, construction, and farming activities occurring on or near the Cottage; and that such activity may pose a risk of physical harm to RENTER, RENTER’s pets, RENTER’s children, and/or RENTER’s guests. RENTER nonetheless agrees to this limitation of liability.  The RENTER explicitly acknowledges that the OWNER does not owe the RENTER a duty of care under the Occupier’s Liability Act, R.S.O. 1990, c. O.2 (“Occupier’s Liability Act”). The RENTER hereby explicitly waives its rights under the Occupier’s Liability Act for any and all damages the RENTER may incur as a result of using the OWNER’s Premises, as defined in the Occupier’s Liability Act.

Working Farm with Open Waterways, Fire Pits and Hot Tub. The Cottage is located on a working farm that includes open waterways and lake frontage and use of fire pits. Please be aware, give right of way and space to tractors, transport trucks and other farm equipment that are moving around and working. Children and pets are to be supervised by the RENTER at all times.

The RENTER hereby explicitly waives its rights under the Occupier’s Liability Act for any and all damages the RENTER may incur as a result of using the OWNER’s Premises, as defined in the Occupier’s Liability Act.

The RENTER hereby agrees to indemnify and save and hold harmless the OWNER from any loss, liability, damage, or cost they may occur due to their presence in or upon the area. The RENTER hereby assumes full responsibility for risk of bodily injury or death.

Use of hot tubs carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. Elderly persons, pregnant ladies, infants, and anyone subject to heart disease, diabetes, low or high blood pressure, strokes, epilepsy, or similar afflictions should not enter the hot tub alone and without consulting their physician. Never use a hot tub while under the influence of drugs or alcohol. If you are taking medication of any kind, or being treated for any illness, consult your physician prior to use of the hot tub. The hot tub should be kept at a temperature less than 104˚ for personal safety. Do not walk on hot tub cover. It is the RENTER’s responsibility to check chemical levels.

In consideration for being permitted the use of the hot tub the RENTER, for himself/herself, his/her personal representatives, guests and children acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected the hot tub and surrounding area and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise the OWNER. The undersigned hereby agrees to indemnify and save and hold harmless the OWNER from any loss, liability, damage, or cost they may occur due to their presence in or upon the area. The RENTER hereby assumes full responsibility for risk of bodily injury and/or death.

Severability and Governing Law

Severability. In the event that any of the provisions of this Rental Contract are held to be invalid or unenforceable in whole or in part, all other provisions will nevertheless continue to be valid and enforceable with the invalid or unenforceable parts severed from the remainder of this agreement.

Governing Law. This Agreement will be governed by and construed in accordance with the laws of the Province of Ontario, and where applicable the federal laws of Canada, without giving effect to any choice or conflict of law provision, principle or rule (whether of the laws of Ontario or any other jurisdiction) and notwithstanding the RENTER’s domicile, residence, or physical location. Any action or proceeding arising out of or relating to this Rental Contract will be instituted in the Superior Court of Justice of Ontario sitting in Windsor, Ontario, or the Federal Court of Canada (if applicable), and the RENTER irrevocably submits to the exclusive jurisdiction of such courts in any action or proceeding. RENTER hereby waives any and all objections to the exercise of jurisdiction over RENTER by such courts and to the venue of such courts.

Short Term Rental (STR) Renter’s Code of Conduct

Purpose of the Code of Conduct. Short Term Rentals are in the vicinity of other properties and the residents/occupants of these properties have a right to enjoy their properties.

The objective of this Renter’s Code of Conduct is to establish acceptable standards of behaviour for renters and their guests, and to minimize any adverse social or environmental impacts on their neighbours and neighbourhood. This Renter’s Code of Conduct is a mandatory part of the licensing system to operate a short-term rental in the Town of Essex.

Guiding Principles

  • The premise that you are occupying is a home;
  • Treat the premise as your own;
  • Respect your neighbours;
  • Leave it as you find it


Parking.
Bridgewood Farms provides our guests ample free driveway parking. In the case of any events, please contact Bridgewood Farms staff to arrange additional parking on the farmland next door. 

Recycling and Garbage. Please place all extra garbage in the garden shed where large bins are provided. Bridgewood Farms staff takes care of the weekly garbage and recycling for our guests.

House Rules.

  1. Children and pets must be always supervised by an adult.
  2. Pick up after pets both inside and outside the property.
  3. Please remove your shoes when in the cottage.
  4. The renters agree to consume alcohol and cannabis responsibly.
  5. Smoking and vaping are not permitted inside the cottage.
  6. Incense or candle burning are not permitted inside the cottage.
  7. No fireworks are allowed.
  8. No overnight guests that the host has not been notified about.
  9. Besides toilet paper, do not flush anything else in the toilets (such as pads, tampons, wet ones, or condoms.) These items can block the septic tank.
  10. Report all damages immediately to the host.
  11. No excessive noise. Renters and their guests are not allowed to disturb neighbours or interfere with the enjoyment of their properties, or the public realm, at any time of the day or night. Failure to comply with the conditions of the Town of Essex Noise By-law may result in enforcement action to be taken by or on behalf of the Town of Essex, or the Ontario Provincial Police.
  12. The renters will not carry out any illegal activity on the property.
  13. No latex balloons (we have staff with a latex allergy.)
  14. We offer a well-appointed kitchen. Please clean all used items and place them back where they belong prior to your departure. Please start the final dishwasher load upon your checkout.
  15. Please leave used bath towels on the bathroom floor and all sheets on the beds. The Bridgewood Farms team will take care of all laundry upon your departure.


Municipal By-Laws.
The Town of Essex has enacted and enforces regulatory by-laws that govern the use of the properties, roadways, and activities within the Town. While renting a Short-Term Rental you are required to ensure you and your guests comply with all the applicable municipal by-laws including:

  • Parking By-Law
  • Noise Control By-Law
  • Open Air Burning By-Law
  • Animal Control By-Law


Failure to comply with the conditions of any applicable municipal by-law may result in enforcement action by the Town of Essex or the Ontario Provincial Police.
